Boogie Data vs Mashvisor
For short-term rental investors and analysts choosing a data source. Mashvisor works today and has the longer history; Boogie Data's API and MCP server open soon, and our history is short (since September 2026). What we offer is a lower starting price, $5 a month for one town in one dataset, over a REST API and an MCP server for AI agents. Every Mashvisor fact below links to its source and the date we read it. To hear when they open, join the waitlist.
Who each is for
- Mashvisor: Real estate investors, with app plans for property research and a paid API.
- Boogie Data: Investors, analysts and AI agents who want town-level rental data as rows, priced per town.
Where Mashvisor is stronger
- Up to 36 months of history through its Professional and Growth API plans. (mashvisor.com, checked 2 November 2026)
- A paid API you can use today, with published call limits and a $0.30 per-call overage; ours opens at launch. (mashvisor.com, checked 2 November 2026)
Where Boogie Data is stronger
- An MCP server for AI agents. Mashvisor's API plans page mentions no MCP server. (mashvisor.com, checked 2 November 2026)
- Lower starting price, for a smaller unit: $5 a month for one town in one dataset, or $9 a month for every town in one dataset (planned), against the Mashvisor Lite app plan at $49.99 a month (billed annually or quarterly) and the Mashvisor Starter API plan at $129 a month (500 calls a month). Theirs are whole-plan prices; ours is per town, per dataset, so add up the towns and datasets you need before comparing. (mashvisor.com, checked 2 November 2026; mashvisor.com, checked 2 November 2026)
- Local short-term rental rules per town (permit required, permit caps, moratoriums) with a source link and the date we last checked them, sold as a separate dataset.

What we don't have yet
History starts in September 2026 (Inside Airbnb snapshots in June 2026). We have no app or dashboard and no revenue estimate for a single address: the data comes as rows over the API and MCP.
